The turn checklist
Every unit is worked from one list — the full move-out scope, interiors included. It is the same checklist on our move-out cleaning page, so what your tenants read and what our crew delivers match.
Kitchen
- Inside the oven, including the door glass and the racks
- Inside the fridge and freezer (please empty it, and ideally unplug it the night before)
- Inside the dishwasher — filter, seal and door edge
- Microwave cleaned inside and out
- Inside every cabinet and drawer, plus the fronts
- Stovetop, hood and backsplash degreased
- Countertops and sink scrubbed and polished
Bathrooms
- Shower and tub scrubbed — soap scum and everyday buildup removed
- Grout lines and fixtures detailed
- Toilet cleaned inside, outside and around the base
- Inside vanity cabinets and drawers
- Mirrors, counters and sinks polished
- Exhaust fan cover dusted
All rooms
- Baseboards, door frames, doors and switch plates hand-wiped
- Inside every closet — shelves, rods and floors
- Window sills, and accessible window and slider tracks, cleared and wiped
- Blinds dusted
- Ceiling fans and light fixtures dusted, within safe reach
- Wall scuffs spot-cleaned where they’ll release
- Under and behind where the furniture stood

- Carpets vacuumed; hard floors mopped, edges included

How scheduling works
- One point of contact from work order to walkthrough — by text, call or email.
- Scheduled around your notice dates. Send the move-out date as soon as you have it. Month-end turns fill first, so early notice is what gets you the slot you need — and we’ll tell you honestly when we can be there.
- Condition called from photos before the crew starts. Text photos of a rough unit to (916) 249-2215 and we’ll tell you up front if it needs more than a standard turn — no surprise on the invoice.
- We work alongside your vendors. Painters, carpet and maintenance — tell us the sequence and we slot the clean where it belongs, usually last.

Do units need to be empty?
Yes, or close to it. A turn clean is scoped for a vacant unit — inside every cabinet, closet and appliance. If a tenant is still in place or belongings are left behind, tell us and we’ll quote it as a deep clean or plan around what stays.
How do you handle a unit in rough condition?
We call it from photos before the crew starts. Text photos of the kitchen and the worst bathroom to (916) 249-2215 and we’ll tell you up front whether it’s a standard turn or needs more time. Heavy grease, hard-water scale, pet hair and full wall washing are quoted separately — never added on the day.
Can you name our company as additional insured?
Yes. We carry $2M per occurrence and $2M aggregate general liability and can issue a certificate of insurance naming your company as additional insured. We also carry a $25K janitorial bond.
Do you publish your rates?
No. Partner rates depend on unit type, volume and condition, so we send the rate sheet after a short conversation about your portfolio. Ask for partner rates, or call or text (916) 249-2215.
What don’t you do?
Carpet cleaning beyond vacuuming (no shampooing or extraction), exterior windows above the ground floor, mould or biohazard work, junk hauling and moving heavy furniture. We’re happy to work around the vendors who do.
